Mold remediation is the term used to describe all the processes involved in eliminating harmful mold growth. Depending on the type and location of the growth, it includes mold testing, removal, demolition, sanitizing, containment, and post-testing clearance.
Mold inspection simply identifies the presence of mold and generally defines the size of the problem, usually in square footage.
Mold testing attempts to identify the specific type of mold in your home and the number of mold spores in the air.
Here are the different types of mold testing that a mold professional may conduct as part of the remediation process.
Air Sampling.
Mold experts collect indoor air samples from the home using air sampling. A control sample is also taken outside the home. The indoor and outdoor samples are compared to determine if there are elevated levels of mold spores inside the house that are not naturally present in the outdoor environment.
Lift Tape Sample.
A piece of tape is placed on any areas to be tested. It is then lifted and placed on a glass micro slide. The microbiology laboratory seals the slide and examines it for mold spores.
Tape Swab Test.
This test is used infrequently because it is used to determine which type of mold is present. It does not typically identify spore count, which is essential to determining if there are elevated levels of mold in a home. Because all mold requires remediation, mold spore counts are far more critical than the actual types of mold. The tape swab test uses a cotton material swab to wipe the surface to be tested. After touching surfaces, the swab is sent to a lab for examination.
Mold testing should be conducted by professionals who have specific experience designing mold sampling protocols, sampling methods, and interpreting results.
Each mold growth scenario has a unique mold remediation procedure, which is why testing and protocols must be written for each situation.
The fundamental mold remediation procedure covers the following:
1) We inspect your property for signs of mold and test (sometimes using either a third party) to clarify what particular mold species are present.
2) Document the mold problem and create a mold remediation plan
3) Remediate mold contamination
4) Post Clearance Testing
The average cost of black mold testing and inspection is between $450 and $800, depending on the size of the home or area to be inspected and the level of safety equipment required.
The cost of mold remediation will depend on several factors. We must assess the mold present to give a proper estimate. We will be sure to communicate with you clearly so you understand the process and cost involved.
Your property may be covered by your insurance, depending on your specific policy. We can work with your insurance provider to ensure a “stress-free” claims process and confirm what is and is not covered by your current policy.
